Finance Manager

Job Responsibilities：

1、Responsible for the company's comprehensive accounting operations.
2、Responsible for the company's tax declaration and all related tax affairs.
3、Responsible for preparing various financial statements, budget analyses, and internal management reports.
4、Responsible for invoice management, issuance, and maintenance of tax control equipment.
5、Carefully review various expense and reimbursement documents, generate vouchers, and manage collection, filing, and reimbursement processes.
6、Responsible for the management and archiving of accounting vouchers, ledgers, and reports.
7、Monitor and inspect the execution of various financial plans, prepare operational analysis reports, and provide suggestions for enhancing operational and financial management.

Job Requirements：

1、Possess good professional ethics and conduct, and a strong sense of teamwork.
2、Over five years of financial work experience, capable of independently handling full-cycle accounting.
3、Familiar with financial accounting processes, solid foundational accounting knowledge, sensitive to data, and able to independently complete report preparation and data verification.
4、Rich practical experience in tax declaration procedures.
5、Possess necessary professional knowledge for the role, familiarity with the Tax Law, Accounting Law, and other relevant laws and regulations.
6、Good communication and coordination skills.
7、Proficient in using office software and financial accounting software.
8、Bachelor's degree or higher.
9、Major in Accounting, Financial Management, or related fields.

Leasing and Operations Manager

Job Responsibilities：

1、Formulate leasing plans to ensure the office building maintains a good occupancy status and rental income.
2、Plan and adjust tenant mix for the office building, and introduce competitive new tenants.
3、Responsible for leasing negotiations, contract signing, filing procedures, and related services.
4、Maintain good cooperative relationships with existing and potential tenants.
5、Monitor industry trends and movements of competitors.
6、Complete other tasks assigned by management.

Job Requirements：

1、Age under 40; College diploma or above, major in Real Estate Management or Marketing related.
2、Over 5 years of experience in real estate development or commercial renovation projects; possession of a Senior Engineer certificate is preferred.
3、Possess an internet mindset and be proficient in using APPs.
4、Good coordination and communication skills, analytical and judgment skills, familiar with the office building market.

Leasing and Operations Specialist

Job Responsibilities：

1、Responsible for the leasing of the office building.
2、Receive clients and handle inquiries, providing professional office leasing consultation services.
3、Understand clients' core needs, match and provide suitable properties.

Job Requirements：

1、Age under 35, no specific educational requirement, work experience is preferred.
2、Strong verbal expression and interpersonal communication skills.

Property & Safety Manager

Job Responsibilities：

1、Responsible for establishing the safety management system for the property project, including formulating and implementing systems for fire protection, security, emergency plans, etc.
2、Manage the security team (within 20 people), coordinate daily patrols, gate duty, monitoring dispatch, and emergency incident handling (e.g., fire, theft, disputes).
3、Supervise the maintenance, annual inspection, and upgrade of fire protection facilities (alarm systems, sprinklers, fire extinguishers) and security equipment (CCTV, access control).
4、Organize regular safety training and drills (at least once per quarter) to enhance the safety awareness of the team and residents/tenants.
5、Liaise with relevant government departments (Public Security, Fire Department, Street Office) to ensure compliant property operation.

Job Requirements：

1、College diploma or above, major not strictly limited (majors in Safety Management, Fire Engineering, Property Management preferred).
2、Over 5 years of property safety management experience, experience in large residential communities, commercial complexes, or office building projects is preferred.
3、Familiar with the Fire Protection Law, Work Safety Law, and local property management regulations. Proficient in practical skills like fire system operation and security equipment maintenance.
4、Certificate Requirements (possess at least one):
(1) Registered Fire Engineer (preferred)
(2) Building Firefighter Qualification Certificate
(3) Property Management Manager Certificate (e.g., MICPvA, CHI)
(4) Work Safety Management Certificate
5、Possess team management experience, able to create schedules, assessment standards, and training plans.
6、Strong stress tolerance, able to handle emergencies efficiently (e.g., pandemic control, natural disasters).

International Trade Manager

Job Responsibilities：

1、Research global market trends, formulate regional development strategies, and develop new clients through participation in exhibitions (e.g., Canton Fair, trade shows).
2、Assess customer credit, develop strategies to handle exchange rate fluctuations, and implement trade risk prevention measures.
3、Ensure compliance with export control and anti-money laundering requirements, conducting compliance reviews.

Job Requirements：

International Trade Specialist

Job Responsibilities：

1、Conduct research and analysis related to overseas markets, develop overseas clients, manage and maintain customer relationships.
